地产经纪: 大陆房产主大举进军多伦多

Investors from China: driving force of Toronto housing market

尽管有关加拿大房价被高估的预言不绝于耳,但多伦多和温哥华的楼市仍然继续高歌猛进,令房市悲观者们瞠目。在今年一月多伦多和温哥华的平均房价分别较去年同期上涨了7.5%和6.1%。

Despite predictions of overvalued housing prices in Canada, the real estate markets in Toronto and Vancouver defy naysayers, and continued its upward trajectory. The home price of the two cities soared by 7.5% and 6.1% in Jan over a year ago.


目前,温哥华市内已售新建和现有独立屋的均价已经飙升至$190万元。而多伦多市今年三月的平均房价亦飙涨了10%,市内独立屋均价已经远超百万元大关。

The average price of new and existing detached houses sold within the city of Vancouver has topped $1.9-million. And in Toronto, average Toronto home prices jumped 10 per cent in March, and price of detached homes soared to over $1 million.


对于全球投资者来说,多伦多不仅是国际金融中心,同时也是投资避风港。

Toronto is considered a financial centre and an investment haven for global investors.


驱动多伦多楼市强劲增长的动力来自何处?外资涌入是否导致楼市价格虚高?有关海外买家推高本土房价的恐惧和担忧不断加深。当加拿大按揭及房屋公司在两个月前公布数据,显示多伦多高层公寓买家中仅有2.4%是外国买家,在温哥华外国买家所占比例也只有2.3%后,市场一片哗然,有许多人都对数据的准确性提出质疑。在去年,曾有一家私人房地产公司透露在温哥华地区的独立屋买家中,有多达33.5%的买家与中国大陆有关联。

What is driving force the strong market growth? Have the markets been inflated by foreign investments? The position of overseas buyers has sparked fear of inflated housing prices. Two months ago, when CMHC showed that as much as 2.4% of Toronto high rises were in foreign hands and 2.3% in Vancouver, it caused a stir, and many criticized the accuracy of the data. Last year, a private real estate firm revealed that 33.5% of all single-family homes sales in the Vancouver area could be traced to buyers from mainland China.


在汹涌澎湃的房市浪潮冲击下,新一轮的外资涌向多伦多。加拿大楼市对许多中国投资者极具吸引力,这一点并非出人意料。诸多影响因素,其中包括中国楼市降温,加拿大市场环境稳定以及按揭利率维持低位等都使中国投资者趋之若鹜。

Amid the powerful trend, Toronto housing market is on the verge of another wave of foreign investments. Unsurprisingly, Canada’s property market has exerted an enormous appeal for many Chinese investors. There are multiple contributing factors-- the slowdown in the Chinese housing market, the stable Canadian market environment, and low mortgage rates.


此外,加元在最近几个月持续贬值,也进一步提振了外国投资者的需求。

The depreciation of the Canadian dollar in recent months has further boosted the demand from foreign investors.


据一名业内人士称:“加拿大央行试图用疲弱加元抵消低价的影响,令加拿大成为更具吸引力的投资目标,10%至20%的货币优势能给房市带来积极影响。”

“The Bank of Canada has tried to offset lower prices with a weaker currency making investing in Canada more attractive,” said an insider. When you can get a 10% to 20% currency swing, it has to be positive.”


但真实现状比一纸数据更令人惊诧。

But data might lag behind reality.


据一名华裔房地产经纪人称,随着大量来自中国的房地产富翁大举进军多伦多,外国投资者已经掀起购房狂潮。自从中国春节以来,来自中国的资金已经源源不断地涌入多伦多楼市。

According to a Chinese speaking real estate agent, foreign investments have sparked a home buying frenzy as waves of real estate millionaires from China conquer Toronto.  Ever since Chinese New Year, money from China has flooded into the Toronto housing market.


这名经纪人称:“中国楼市已经催生出大批中国富翁,而他们中的大多数人都希望在多伦多置业。对于在中国拥有一栋房产的富翁来说,在多伦多购房可谓轻而易举,更不用说那些名下拥有多套房产的买家……”

“The property market in China has created an army of Chinese millionaires, most of whom want to own a property in Toronto. And buying a home in Toronto is so easy for those who own a property in China, let alone those who own a few more…


该名经纪人称:“鉴于多伦多每年只有10万套房屋上市,它们很快就会被中国一个50万人的小镇一抢而光。”

“Given 100,000 properties listed in Toronto a year, they could quickly disappear from the market as they became the targets of a town in China with 500,000 population,” said the agent.


据这名经纪人称,位于列治文山市的一栋拥有400盘的楼花就吸引许多人彻夜排队抢购。在第二天早晨售楼处开门前,就连排队位都被炒到$1000元。

According to him, a building project with 400 homes in Richmond Hill has attracted over many people lining up at night. Before the office opened the next morning, the spot in the line was trading for up to $1000.


但该名经纪人同时亦表示,虽然各地楼市可能会出现一些小修正,但多伦多楼市崩盘的可能性几乎为零。

While small corrections here and there are possible, the possibility of Toronto housing market crash is next to zero, he says.


再没有什么投资能比投资多伦多楼市更易赚钱的了!

Nothing could be more profitable than investing in Toronto’s real estate.


这名经纪人称:“在多伦多有哪种工作无需太多技能每年就能让你赚上$10万元的?但你是否能够赚到这笔钱完全取决于你是否有能力承担首付并能获得按揭贷款。”

“What types of job in Toronto can pay you $100,000 a year without too much skill required? So whether you can make that money hinges on whether you can afford the down payments and get the mortgage loan.


“如果你付得起,那财富就能立即到手。否则那你只能干瞪眼了!”

“If you can, you will make the money right away. If you can’t, then you just have to wait and watch other people enjoy the wine!”
